Any property that is marketed for sale or put up for rent in England and Wales by law requires an EPC. It is the responsibility of the person selling or renting out the property to show buyers and tenants the EPC. Without a valid EPC the building owner can be fined up to £5000.
Your rating can be improved through solar panels, an A rated boiler, room thermostats, cavity wall insulation, loft insulation, double glazing, floor insulation and energy saving light bulbs.
How long does an EPC last?
An EPC is currently valid for 10 years. If improvements have been made to the property in this time e.g cavity wall insulation it may be beneficial to have a new EPC to reflect the changes.
An EPC up to and including 3 bedrooms – £50
An EPC for 4-5 bedrooms – £60
